Well kept home that’s been owner-occupied since 2001. 4 bed 2 bath, although one of the bedrooms is really small. The homeowner added on in the back that was a den and turned it into a master bedroom with bath and laundry room inside.
No major repairs, more lipstick than anything such as new floor throughout as there is carpet there now. Fresh paint, and pressure wash siding to look brand new. A/C unit was replaced within 2 years, the hot water heater is 5 years old. Roof was replaced 8-10 years ago.
Good BRRR strategy could be used here, although not much rehab involved, could add new flooring and refinance pulling out capital and get solid rents.
